Terraced and semi-detached houses in places like La Zenia often have a glazed porch, upper-floor apartments in the complexes have a door out to a private solarium, and almost every home has a sliding terrace door.

    A hook lock in the stile, rollers on a track. When the rollers wear, the door drops and the hook misses its keep.

  • The glazed porch enclosure

    Added after the house was built, often with the simplest lock the installer had. It is the first door a burglar meets.

  • The solarium and roof door

    In full sun all day. Expansion, grit and a door slammed by the wind wear its lock and hinges faster than any other.

Why sliders fail sooner by the sea

Orihuela Costa has 16 kilometres of coast and its beaches and coves sit right below the urbanisations. Fine sand blown off them collects in the bottom track of every slider, and salt air works into the rollers and hook locks. A track that grinds is a track that is wearing the rollers out.

Holiday lets see it worst: a slider opened and slammed by a new set of guests every week of the summer. If you run one, locks between bookings covers the end-of-season check.

  • Vacuum the bottom track rather than sweeping grit along it.
  • Never oil an aluminium track; oil holds sand. A dry silicone spray on the rollers is enough.
  • If the door has to be lifted to lock, have the rollers adjusted before the hook breaks.

The repair

A slider repair, step by step

  1. Photos of the door edge

    The profile and the lock in the stile, sent on WhatsApp, tell us which parts may be needed.

  2. The price before the work

    Agreed once the door has been looked at, and before anything is taken apart.

  3. Alignment first

    Rollers, keeps and hinges are adjusted, because many "broken locks" are only misaligned ones.

  4. Parts where needed

    Hook locks, gearboxes and handles are replaced when worn. Where a part is no longer made, an equivalent is fitted.

Questions

About sliders, porches and uPVC doors

The slider closes but the catch will not engage.

Usually the door has dropped on worn rollers, so the hook no longer meets the keep in the frame. Adjusting or replacing the rollers lifts it back into line, and the lock works again without being replaced.

Can a glazed porch enclosure be fitted with a proper lock?

Often, yes. Many enclosures have a basic hook lock that can be replaced with a keyed one, or given a second locking point. What fits depends on the profile, so a photo of the door edge is the first step.

Is a uPVC door repaired the same way as an aluminium one?

The locks differ. A uPVC front or back door normally has a multipoint lock with a gearbox and a euro cylinder; an aluminium slider has a hook lock in the stile. Both are repaired on site when the part is still available.

The handle on the solarium door just spins.

The spindle or the gearbox behind it has failed. Do not force it with pliers; that tends to break the gearbox completely and leave the door locked.

Should the sliding door be the first thing to fix after a break-in?
